Bolour Associates sets an innovative precedent in the Central Business District of Downtown Los Angeles with its 548 Spring Street property. Anticipating the Internet boom, the Company embarked on the revolutionary revitalization of this historic office building by wiring it with T1 lines throughout the suites, making it a state-of the-art business complex and the first technologically smart building in Downtown Los Angeles. By the end of this project’s development, Bolour Associates had attracted over 50 start-up Internet tenants, resulting in the building’s full occupancy.

Bolour Associates was also ahead of the industry curve with its active involvement in the Downtown Business Improvement District’s successful efforts to get passed the Adaptive Reuse Ordinance, which made the conversion of underutilized Downtown commercial buildings into residences simpler and less costly, stimulating the area’s residential development.

Later, the firm was able to convert the 548 building into a multi-family residential project, which it sold to a developer for twice the purchase price.
