Setting an historic precedent in this area of the San Fernando Valley, this proposed mixed-use project will consist of 10,000 square feet of ground-floor retail space, 80 low-income, multi-family units above the retail and one level of subterranean parking. Bolour Associates plans to start construction on this project in 2013. Currently, this one-acre site produces an excellent revenue stream from an existing 3,000 square foot space occupied by a fast food tenant. Bolour Associates purchased this project based on the income stream of the existing tenant, allowing the firm to time the development potential during opportune market conditions. This project is currently in the planning stages.
