By using an integrated approach to real estate development, Bolour adds significant value throughout the multiple phases of the development cycle.

The success of every project is a function of bringing a variety of disciplines together and creating a synergistic relationship between all the different stages of development.

Currently, Bolour is exploring projects in markets and neighborhoods that are on the brink of redevelopment such as Elysian Valley in Los Angeles, the Arts District in Downtown Los Angeles, Downtown Hermosa Beach, North Glendale, East Pasadena, Downtown San Diego, the Dog Patch neighborhood of San Francisco, Downtown Las Vegas and Spring Branch, Houston.

Amp Lofts – A Creative Live-Work Property

In 2013, the company purchased an industrial site at the corner of E. 7th Street and S. Santa Fe Avenue in the Arts District of Downtown Los Angeles. The 100,000 square foot site was entitled for the development of 180 live/work units. Bolour purchased the site and re-entitled it for 320 live work units and 20,000 of retail to create a project that resonates with the identity of the Arts District.

Palmetto Colyton – Arts District Mixed-Use Community

Bolour purchased the site on the corner of Palmetto Street and Colyton St in July of 2014. The site consists of 60,000 SF of land with an existing 12,000 SF structure. Bolour plans to build a mixed-use residential and creative office project on the site.

Elysian Valley – LA River Project

In February 2013, Bolour and purchased a 95,000 SF commercial manufacturing site adjacent to the bike path on the Los Angeles River. The site consists of 700 linear feet of frontage along the River in Elysian Valley and contains over 50,000 SF of existing manufacturing buildings. Bolour plans to improve the buildings and rent the existing structures to creative users. Ultimately, Bolour envisions building a mixed-use complex consisting of live/work, creative office, and retail uses.

Hermosa Beach Hotel Project

In June 2013, Bolour purchased one of the most important sites in Downtown Hermosa Beach. The 25,000 SF site sits on the corner of Pier Ave and The Strand. At the time of purchase, the property consisted of 15,000 SF of retail, bar and restaurant space. During the first year of ownership, Bolour has revitalized the existing property by bringing tenants like Killer Shrimp, The Deck and RCL Coffee to the property. Bolour is working with the local community and the City of Hermosa Beach to entitle the site for the development of a three story hotel with upscale restaurants, retail spaces, rooftop pool, public terrace and lounge areas.

Colorado – Mixed-Use Community

In 2007, Bolour purchased the site on the corner of Colorado Boulevard and Quigley Avenue in the unincorporated portion of the County of Los Angeles. The site consists of 37,000 SF of land with an existing 11,400 SF retail structure. Utilizing the soon to be approved MXD zoning, Bolour plans to build a 108 unit mixed-use residential and retail project on the site.

Sherman Way – Mixed-Use Community

Bolour purchased the site on Sherman Way Boulevard, just east of Woodman Avenue in March of 2007. The site consists of 33,000 SF of land with an existing 2,900 SF fast food structure. Bolour plans to build a mixed-use residential project on the site.
