Hermosa Beach Hotel Project

Between June 2013 and May 2015, BOLOUR assembled one of the most important sites in Downtown Hermosa Beach. The 40,000 SF site sits on the corner of the Strand and Pier Avenue. The property currently consists of 17,000 SF of retail and apartment use. Since acquisition, BOLOUR has revitalized the existing property by bringing tenants such as Killer Shrimp, The Deck, Hooked Poke Market, and Playa Hermosa Fish & Oyster Company to the property. BOLOUR is working with the local community and the City of Hermosa Beach to entitle the site for the development of a three-story hotel with upscale restaurants, retail spaces, rooftop decks, a public terrace, and lounge areas.


Palmetto Colyton – Arts District Mixed-Use Community

In July 2014, BOLOUR purchased the site on the corner of Palmetto and Colyton Street in the Downtown Los Angeles Arts District. The site consists of 60,000 SF of land with an existing 10,000 SF structure. BOLOUR teamed up with Ankrom Moisen to design the project with the goal of capturing the contemporary and vintage characteristics of the Arts District. BOLOUR is in the process of entitling the project for a 13 Story building comprised of 310 live-work units, 11,500 SF of retail/restaurant uses, and 12,000 SF of art production space.


Sherman Way – Retail Redevelopment

In March 2007, BOLOUR purchased a 33,000 SF site on Sherman Way Boulevard, just east of Woodman Avenue. The site had an existing 2,900 SF structure that was occupied by a Taco Bell fast food restaurant. Upon the expiration of the Taco Bell lease, BOLOUR redeveloped the site into a Starbucks restaurant with a drive-thru and executed a 15-year lease with Starbucks.


Colorado – Mixed-Use Community

In 2007, BOLOUR purchased a 37,000 SF parcel of land on the corner of Colorado Boulevard and Quigley Avenue in the unincorporated portion of the County of Los Angeles. Utilizing Los Angeles County’s newly approved MXD zoning, BOLOUR plans to build a 100 unit mixed-use residential project with approximately 5,000 SF of retail and patio space. The project has obtained approvals and is slated to break ground by spring of 2019.


Hartsook – Residential Community

In July 2016, BOLOUR purchased a 22,500 SF site near the corner of Hartsook and Lankershim in North Hollywood. BOLOUR designed a 48-unit apartment project, which will include a pool and fitness center. The project broke ground in the fourth quarter of 2017.


Riverside – Residential Community

In April 2016, BOLOUR purchased a 30,000 SF site in the Silver Lake neighborhood of Los Angeles. The property was historically a gas station and required BOLOUR to undertake environmental remediation in order to develop the site. BOLOUR designed a project that will include 65 luxury apartment units with a common area pool, gym, and resident club room. The project was approved by the City of Los Angeles and broke ground in June of 2018..
