Bolour’s main focus is investing in emerging and transit orientated neighborhoods where creative approaches can be employed to reposition value-add assets across a variety of property types, including land, retail, industrial, hospitality, multi-family and mixed-use properties.

The following transactions highlight some of our most recent investments.

Hayden Tract Creative Office

In 2015, Bolour acquired a ±18,000 SF creative office building through a sale-lease back with a nationally recognized architecture firm. Bolour plans to build up to 60,000 SF of ground up creative office space. This acquisition represents Bolour’s long term confidence in the exponential growth of this area for future development.

La Cienega/Jefferson Retail

The property is a 13,500 SF retail building on approximately 30,000 of land with 46 parking spaces at the northeast corner of La Cienega and Jefferson across from the La Cienega/Jefferson Expo Line Metro Station.

In 2015, Bolour purchased and reposition this site for retail/creative office use with a long-term objective to entitle the site for a mixed-use development project. This acquisition represents Bolour’s long-standing, transit-orientated development strategy.

After a lengthy entitlement process that entailed the reversal of an improper City of Los Angeles historical designation, Bolour completed construction of 43 apartment units in Hollywood, CA in 2013. By 2014, the property was 95% occupied.

Bixby Point

Project overcame major entitlement and contamination issues and was transformed from a dilapidated property into a central retail complex.

Working with the local community and city government, Bolour transformed a 1,000 SF contaminated gas station into a 12,000 SF shopping center at the “Main and Main” intersection of the upscale Bixby Knolls neighborhood in Long Beach, California.

Houston, TX Multi-Family Portfolio

Transaction highlights our ability to close quickly and refurbish multifamily portfolios in the Southwest.

Recognizing in 2009 that values were at historical lows in the Houston multifamily market, the company formed a joint venture with a local operator and purchased over 3,000 units over a two year period. The joint venture transformed the portfolio by leveraging the operator’s local management expertise and Bolour’s financial and construction capabilities.
