El Segundo Creative Office

In January 2016, BOLOUR purchased an iconic multistory creative office building in the city of El Segundo. The property sits directly across from the Raytheon Campus, which is slated for future retail and office development. The City of El Segundo is on the front line of the Los Angeles creative office movement and BOLOUR foresees significant growth within this submarket in the years to come.

Hayden Tract Creative Office

In 2015, BOLOUR acquired a ±18,000 SF creative office building through a sale-leaseback transaction with a nationally recognized architecture firm. The project is in Culver City’s Hayden Tract, a rapidly developing commercial region, home to experimental architecture and iconic tenants in the creative arena. In the future, BOLOUR plans to build up to 60,000 SF of ground-up creative office space on the 34,000 square foot lot. This acquisition represents BOLOUR’s confidence in the creative office market of Culver City.

Mission Viejo Creative Office

In April 2018, BOLOUR purchased a 4-story Class-A office building in Mission Viejo, CA. The property is conveniently located within walking distance of Mission Hospital and the Shops at Mission Viejo. The previous owners began the conversion of the building to creative office, and BOLOUR plans to complete the conversion and attract more creative tenants to the building.


La Cienega/Jefferson Retail

This property consists of a multi-tenant 13,500 SF retail building on approximately 30,000 SF of land at the northeast corner of La Cienega and Jefferson, across from the La Cienega/Jefferson Expo Line Metro Station. In 2015, BOLOUR purchased the site and started the process of entitling the land for a mixed-use development project. Since then, BOLOUR has developed the site into a retail and creative office hub capitalizing on the New Urbanism growth model of transit-oriented development.

Santa Monica Medical Center

In October 2017, BOLOUR acquired a 31,000 square foot medical office building in Santa Monica, CA. The property is located on Wilshire Blvd, one of Santa Monica’s major commercial corridors. BOLOUR plans to execute a value-add strategy at the property, capitalizing on Santa Monica’s continued growth.

Bixby Point

Working with the local community and city government, BOLOUR overcame major entitlement and contamination issues and transformed a dilapidated 1,000 SF contaminated gas station into a 12,000 SF shopping center at the “Main and Main” intersection of the upscale Bixby Knolls neighborhood in Long Beach, California. As of 2018 the property is 100% occupied.

Recognizing in 2009 that values were at historical lows in the Houston multifamily market, the company formed a joint venture with a local operator and purchased over 3,000 units over a two year period. The joint venture transformed the portfolio by leveraging the operator’s local management expertise and BOLOUR’s financial and construction capabilities.
